The 1-0 Buydown · Compliments of Franklin Loan Center
Buy now, breathe easy. Franklin Loan Center pays to lower your interest rate a full percentage point for your first 12 months — a real cut to your monthly payment while you settle in. And when rates drop, we refinance you with no lender fees.
How it works
A 1-0 buydown temporarily lowers your interest rate by a full 1% for the first year of your loan. Franklin Loan Center funds it — so your Year 1 payment drops without you paying for the buydown. In Year 2 the loan simply returns to its normal fixed rate… unless rates have fallen, in which case we refinance you fee-free.

Illustration only, not a commitment to lend or a rate quote. P&I only (excludes taxes, insurance, HOA and mortgage insurance). Assumes a 30-year fixed loan fully amortizing; the 1-0 buydown reduces the interest rate by 1.00% for months 1–12, then the loan bears the note rate for the remaining term. “Covered by Franklin Loan Center” is the sum of the 12 monthly payment reductions and is credited on your behalf. Seller-credit scenarios are illustrative; the amount a seller may contribute is set by contract and program limits. Actual rate, payment, buydown cost and eligibility depend on credit approval, program and market conditions and may change without notice.
A seller-paid credit can stack on top of the buydown — use it to deepen or extend the rate reduction (think a 2-1 buydown), buy the rate down permanently, or wipe out closing costs. Enter a seller credit in the calculator above to see the difference, then let’s build the sharpest offer for your budget.
